Sedora Consulting was formed in 2013 by Mark Sedora after more than a decade building expertise in environmental site reconnaissance and property condition assessments for some of the nation's leading consulting firms. The goal was straightforward: bring institutional-grade technical rigor to a broader client base — including the regional investors and local lenders who often couldn't access that level of expertise.
Today, Sedora Consulting continues to support national firms as a trusted regional partner across Lehigh Valley and Greater Philadelphia, while also serving the growing community of commercial investors who understand that a thorough pre-purchase assessment is the most cost-effective insurance available in real estate.

Mark J. Sedora is the Founder and President of Sedora Consulting Services, LLC, an environmental consulting firm specializing in environmental due diligence, property condition assessments, and environmental compliance services. With more than 25 years of experience, Mr. Sedora has successfully managed and completed Phase I Environmental Site Assessments (ESAs), Property Condition Assessments (PCAs), Phase II investigations, and environmental compliance projects for commercial, industrial, institutional, and multifamily properties throughout the United States, Canada, and the United Kingdom.

Mr. Sedora founded Sedora Consulting in 2013 after serving in technical and project management roles with nationally recognized environmental consulting firms. He has personally authored hundreds of ASTM-compliant Phase I ESA and PCA reports and has extensive experience with Fannie Mae, Freddie Mac, and customized client reporting requirements. His work includes environmental and structural due diligence for retail centers, industrial facilities, healthcare campuses, educational institutions, hotels, multifamily housing, and large commercial portfolios.

Mr. Sedora holds a Bachelor of Science in Environmental Resources Management, with a minor in Environmental Engineering from The Pennsylvania State University. He is an EPA AHERA Certified Asbestos Inspector and is recognized for providing practical, responsive, and technically sound environmental consulting services. Under his leadership, Sedora Consulting has built a reputation for delivering high-quality due diligence services with personalized attention, technical excellence, and a commitment to meeting client schedules and project objectives.

Brent Alan Smith, M.S. is an Environmental Professional with more than 15 years of experience in environmental science, biological field investigations and environmental due diligence. He is working towards a Master of Science in Wildlife and Fisheries Science from The Pennsylvania State University and a Bachelor of Science in Ecology and Environmental Biology from Shippensburg University. Since 2019, Mr. Smith has served as a Technical Assistant with Sedora Consulting, supporting the completion of Phase I Environmental Site Assessments in accordance with ASTM standards. His responsibilities include conducting site reconnaissance, performing historical and regulatory research, evaluating environmental conditions, and preparing technical report documentation. He has also conducted Fannie Mae and Freddie Mac-compliant energy audits. Mr. Smith’s background includes extensive experience in environmental field investigations, water quality sampling, GIS applications, wetland identification, ecological research, and data analysis. He has over a decade of experience collecting, analyzing, and interpreting environmental data. His strong technical skills, attention to detail, and scientific background make him a valuable contributor to environmental due diligence projects.
